Selling a 3-bedroom house directly before I list it. Needs cosmetic updates.
For investors, wholesalers, and agents
Find off-market real estate in Facebook groups before competitors do
Define your market, property type, and deal criteria. We will monitor selected public and private groups from our own accounts and flag owner-direct posts that fit your buy box. Your Facebook account is never connected or used.
- Public and private groups
- Tropado's own accounts
- Your account stays disconnected
Agent invites buyers to a new construction open house.
Key difference
Private groups too. Your account stays out.
Many monitoring tools stop at public content or rely on a customer's account. Tropado works differently. We use our own monitoring accounts.
Private groups included
When our monitoring account is accepted by the group's admins, Tropado can monitor posts inside that private group.
Our accounts, not yours
You never share a login, password, active session or access to your Facebook profile.
No ban risk to your Facebook account from Tropado monitoring. We do not connect to or use your account. Monitoring runs from our own accounts and infrastructure.
Some properties show up in groups before they reach a marketplace
Owners and local operators post in neighborhood groups, FSBO communities, and investor networks. The problem is that a useful opportunity quickly gets buried under agent listings, rentals, and buyer requests.
Access to a group alone is not an advantage. You still need to spot the relevant post quickly and check whether it fits your strategy.
Tropado helps surface a post. It does not verify ownership, title, property condition, valuation, or investment returns. Your own due diligence is required before making any decision.
Real estate signals worth monitoring
Criteria can combine geography, asset type, seller intent, and language that indicates a direct or time-sensitive opportunity.
Owner-direct post
The seller describes a house, unit, or land parcel without presenting it as an agent listing.
- selling direct
- FSBO
- before I list
Motivation and timing
The post suggests a fast timeline, pricing flexibility, or a change in the seller's plans.
- need to sell
- price reduced
- quick close
Investor-fit asset
The description matches your strategy, such as fixer-upper, land, small multifamily, or wholesale inventory.
- needs work
- assignment
- investment property
From buy box to first contact
Monitoring should support a repeatable acquisition process, not replace property analysis.
- 01
Write the buy box
Define market, property type, condition, budget, and seller signals that justify a conversation.
- 02
Select sources
Combine local, owner-direct, wholesale, and investor groups instead of watching random communities.
- 03
Filter the noise
Exclude agent promotions, rentals, buyer searches, and locations outside your target area.
- 04
Verify the deal
Confirm the poster, ownership, title, price, and property condition before making an offer.
One alert is enough to triage the post
See the property type, market, and reason for the match without searching through the entire group.
- Type single-family fixer
- Market Dallas
- Author claims owner-direct sale
“Selling a 3-bedroom house in Dallas directly before I list it. It needs cosmetic updates.”
Frequently asked questions
Does Tropado replace property marketplaces?
No. It is an additional signal source that can complement marketplaces, referrals, direct mail, and your existing sourcing process.
Is every matched post truly off-market?
That cannot be guaranteed from a post alone. Tropado detects statements and context, while the property's actual marketing status must be confirmed with the author.
Can I define my market and property type?
Yes. During onboarding, we document your buy box, including geography, asset type, and exclusions.
Can Tropado monitor private property groups without my account?
Yes. After one of our own monitoring accounts is accepted by a private group's admins, Tropado can monitor it without connecting to your Facebook account. Monitoring does not put your account at risk of a ban.
Does Tropado verify title or property value?
No. Ownership, title, price, condition, and risk verification remain your responsibility.
Share your buy box. We will set up the monitoring.
We can include public and private property groups. Monitoring runs from Tropado's accounts, never your Facebook account.
